The Rental Process:

A Step-by-Step Guide

Preliminary Viewing & Vibe Check

We’ll do a vibe check of each other, and discuss what the viewing process entails.

Things look and feel very different in real life! 😉

Coordinating our next showing

Let’s talk in-depth about your wants and needs for this rental space!

Understanding your situation helps me to help you, if you decide to hire me as your Realtor®. Together, we’ll find something that ticks most of your boxes.

Choosing your suite

  1. We book showings based on what we’ve discussed so far
  2. We decide on one and submit an offer, together with all your qualifying documents.
  3. Units go quickly as the first of the month approaches, so don’t wait too long!

Paperwork required

We need all of these in order to submit an offer to lease. I’ll help you understand everything!

As a general rule, credit of 700 and above is preferred, and rent should be 30 – 35% of gross household income.

  1. Equifax score and report
  2. Job letter with salary, time at employment
    and role
  3. Last 3 paystubs
  4. Rental application
  5. Agreement to hire me to represent you

Does your situation look different to this? Ask me about work-arounds!

Submitting an offer

  1. We put down your move-in date, your offer price, and any special conditions or notes we need to make clear to up-front
  2. Everything gets signed electronically
  3. Once accepted, you get the first and last months’ deposit to the office within 24 hours.
  4. You NEVER give money directly to a real estate agent. It always goes into a trust account of a lawyer or a real estate brokerage
  5. Get your tenant’s insurance and utility
    account set up
  6. Set up your mail forwarding
  7. Book the move-in elevator for your new place

Move-In Date

We meet at the property for the key exchange!
