So, you’ve been browsing online dreaming of home ownership, and now you’re ready to take the next step.
First, we’ll sit down and talk about what matters most to you:
- What kind of space feels right
- Where you’d love to live
- Your budget and timeline

- Choosing your REALTOR® – You want someone experienced and full-time who can focus on you completely. (That’s me!).
- A whole team behind you – I have in-house support plus a trusted circle of lawyers, mortgage specialists, contractors, and movers. Together, we make the process smooth and stress-free.
- Your personalized plan – I’ll design a buying plan just for you—focused on your wish list, favourite areas, and budget, with daily updates the moment new (and even off-market!) listings appear.
- Getting pre-approved – This gives you a clear budget and confidence when we start looking. If you don’t already have a mortgage specialist, I can connect you with one.
Finding the right neighbourhood
Let’s build a checklist together:
- Are schools or daycare important?
- Parks, playgrounds, or green space?
- Transit, highway access, and walkability?
- How close do you want to be to work, shopping, fitness, or your favourite restaurants?
Making an offer
- I’ll help you understand the market value and draft a strong, clear offer.

I’ll handle drafting your Agreement of Purchase and Sale, which will include price, deposit, conditions, dates, and inclusions or exclusions.

Negotiation is part of the process. If the seller counters, I’ll negotiate on your behalf until we reach the best possible outcome.
When bidding wars happen
- Sometimes there’s competition—multiple offers at once, usually ‘blind,’ meaning you’ll know how many there are, but not their details.
- There may be set offer dates, or pre-emptive (“bully”) bids to consider.
- Don’t worry—I’ll guide you on how and when to make a strong, competitive offer that gives you the best shot at success.
Finalizing the sale
- Once your offer is accepted, I’ll help you meet all conditions.
- Your lawyer will handle the paperwork, register the property in your name, and finalize the details.
A closing checklist
- Pay the deposit (usually within 24 hours)
- Complete inspections and secure financing
- Do a final walk-through of your new home
- Arrange home insurance and final mortgage approval
- Meet with your lawyer to sign documents and pay closing costs
- And finally—pick up your keys and celebrate!
